Mac Mic Land Secures Flagship 100+ Acre Site in Hertsmere

Mac Mic Land has secured a flagship landholding in Hertsmere extending to over 100 acres, representing one of the largest and most strategically important land opportunities in the company’s portfolio.

The landholding comprises two titles, a main parcel of approximately 93 acres, and a smaller adjacent plot of around 11 acres. The promotion agreement for the main site was signed in November 2024, with the second title subsequently secured, bringing the full landholding together under a single strategic promotion.

The site has been identified as a strategic housing location and could be a preferred site for the settlement’s entire housing allocation, alongside new schools, publicly accessible open space for both new and existing residents, enhanced road, foot and cycle links, and a range of supporting community facilities designed to promote sustainable travel and long‑term placemaking.

Public Consultation and the New Garden Suburb Vision

In March, Mac Mic Land undertook public consultation on emerging proposals for the site, presenting a vision for a New Garden Suburb south of Radlett. The consultation provided local residents and stakeholders with the opportunity to review and comment on early proposals, helping to inform the ongoing masterplanning process.

The New Garden Suburb concept introduces garden suburb principles to Hertsmere, updated for the twenty‑first century and informed by the time‑tested design and governance model of Hampstead Garden Suburb. The approach places a strong emphasis on high‑quality design, landscape‑led development and long‑term community stewardship, with residents playing an active role in shaping and maintaining the character of their neighbourhood.

Emerging proposals include extensive green infrastructure, such as a new countryside park, a village green, community gardens and enhanced walking and cycling routes that reconnect historic footpaths and surrounding natural assets, including ancient woodland and Battler’s Green Farm. Community facilities, education provision and a mix of housing types, including a significant proportion of affordable homes, form a core part of the evolving vision.

A defining feature of the New Garden Suburb model is its proposed governance and stewardship structure, inspired by Hampstead Garden Suburb, where residents have protected local character for over a century. Similar arrangements are being explored to help secure long‑term quality, active community involvement and local accountability.

Following over 24 months of detailed technical, planning and stakeholder engagement work, supported by strong working relationships with Hertsmere Borough Council, the site continues to be promoted, with a planning application being prepared for submission by summer 2026. The scale and planning context present a rare opportunity to bring forward development in an area with a housing land supply of less than one year.

Regulation 18 Draft Allocation

In April 2026, Hertsmere Borough Council published its Regulation 18 Draft Local Plan, identifying the site as a candidate site for a strategic urban extension under reference HRA SA6. The site's identification as candidate site recognises the site's potential to deliver comprehensive strategic development, including residential, comprising a mix of tenure and size, open spaces, transport infrastructure and community facilities.

The Council's policy framework emphasises the need for masterplans, design codes and positive partnership working between landowners to deliver development that contributes positively to Radlett's needs whilst respecting its valued village community and local identity.

Whilst the site's identification as a candidate site comes as welcome news following comprehensive representations made by the team as part of previous stages of the emerging Local Plan the Local Plan remains at an early stage.  Mac Mic Land continues to progress a planning application alongside engagement with the emerging Local Plan, ensuring the proposals align with both the immediate planning pathway and longer-term strategic policy framework.

The exceptional efforts of Mac Mic Land’s South East Team have been fundamental in progressing this strategic site, with sustained collaboration and technical expertise playing a key role throughout its advancement.

More broadly, the scheme presents a significant opportunity to address Hertsmere’s acute housing shortfall while reinforcing Mac Mic Land’s commitment to delivering sustainable, community‑led growth.
