The vision for Withies Green is to create a vibrant, green neighbourhood that offers a high-quality lifestyle with convenient access to Keynsham town centre, excellent transport links, and the surrounding countryside. The site is structured around a central wetland, providing public green space, supporting wildlife, and serving as natural water attenuation. A green corridor connects the north of the site through to the proposed Community Hub, which will include allotments, orchards, play spaces, sports pitches, and areas for informal recreation. Pedestrian and cycle paths link to local schools, the town centre, and nearby rail connections, supporting sustainable travel to Bristol, Bath, and beyond.
Water
At the heart of the site is a wetland formed around an existing stream. Swales and rain gardens create a network of blue corridors that manage surface water sustainably, while permeable paving and blue/green roofs further slow rainwater runoff, reducing flood risk and enhancing ecological value.
Wellbeing
Residential areas are designed around communal spaces and accommodate different age groups. Facilities including a creche, community hub, sports pitches, cycle tracks, and access to the countryside encourage active, healthy living.
Wildlife
The masterplan, developed with ecologists, encourages residents to live alongside nature. Habitats are designed to support local species, with features such as bird and bat boxes, bee bricks, hedgehog highways, and green, brown, and blue roofs integrated throughout the site.
Building with Nature
Withies Green Phase 2 has achieved the Building with Nature Design Award, the UK’s benchmark for high-quality green infrastructure. This recognises the site’s integrated approach to water management, biodiversity, and wellbeing. Tim Bevan, Assistant Director at Building with Nature, commented:

Masterplan Vision
The artist’s impression highlights generous green spaces, well-integrated housing, and a school designed to expand to a two-form entry. Residents will enjoy nature trails, wetlands, and the Manor Road Community Woodland, creating a neighbourhood that balances sustainable development with community, wellbeing, and environmental value.
