In 2007, Mac Mic entered into an option agreement for land at Bo’ness in a joint venture with AWG Property Limited. From the outset, a phased approach was adopted rather than pursuing a single large-scale development.
The first phase, comprising 200 homes, was sold to Miller Homes in 2016.
In 2020, a Local Plan allocation was secured for the second phase of 450 units, including commercial space and landscaped open areas, supported by detailed technical and environmental reports.
Following marketing of the site, Robertson Homes was selected as preferred bidder. A planning application for 450 homes was submitted in 2021 and approved subject to a Section 75 Agreement in 2022. The land sale for 250 homes completed in April 2024, during a period of notably low market confidence.
Building on this successful transaction, Mac Mic marketed and sold the third phase of the allocation in summer 2024, with completion achieved by the end of 2025.
Community consultation was central to the project. The team engaged directly with local residents, including spending a day at Tesco to understand local priorities, and worked closely with councillors on the Section 75 Agreement, securing healthcare contributions and new path linkages.
This project reflects Mac Mic's long-term commitment to strategic land development, meaningful community engagement, and creating places to be proud of, building on a long history in Bo’ness that includes the delivery of over 450 homes at The Drum.
