Background shape

Mac Mic Land has submitted an outline planning application for up to 125 new homes at Kingswood, Warwickshire, helping to address local housing needs while delivering significant benefits for the wider community.

The proposals have been brought forward in response to the evolving national planning policy landscape, which places increased emphasis on delivering new homes in sustainable and well-connected locations, including suitable areas of Grey Belt land. The application follows positive pre-application engagement and recognises the need to help address Warwick District's current housing supply challenges.

A key component of the scheme is the delivery of 50% affordable housing, making a significant contribution towards meeting local housing need and providing opportunities for a wider range of people to live within the community.

Alongside new homes, the proposals include a range of measures designed to create lasting community benefits. These include extensive public open space, dedicated areas for play and recreation, opportunities for community food growing, and improved pedestrian connections to Lapworth train station that will strengthen accessibility and encourage active travel.

Landscape and green infrastructure have been central to the design approach, helping to create a well-integrated extension to the village that enhances the local environment while providing attractive spaces for residents and visitors alike.

The application represents another important milestone for Mac Mic Land, which now has 16 live planning applications in progress, reflecting the team's continued momentum in bringing forward sustainable development opportunities capable of delivering much-needed homes, affordable housing and long-term community benefits.

Richard Kelso, Regional Director, said:

"This proposal represents an opportunity to deliver much-needed new homes, including a significant proportion of affordable housing, while creating meaningful benefits for the wider community. Through extensive green infrastructure, improved connectivity and new public open space, we are seeking to create a development that responds positively to both local needs and national housing priorities."

Mac Mic Land would like to thank everyone involved in progressing the proposals, particularly John Rhys Davies, Richard Kelso and Michael Gooch, alongside Gemma Johnson, Hermione Walton and the wider team at Marrons Planning, for their valued support and project coordination.

“

If I had to describe Mac Mic Land in three words, the ones that spring to mind are professional, fair and persistent and that’s what got it across the line!
